Overview
We are seeking a Preconstruction Manager to ensure the highest quality of preconstruction services, engineering, virtual design, and estimation is provided for all projects. In this role, you’ll prepare conceptual and detailed schematic, design development, and construction estimates, and collaborate with members of the estimating team on strategy and approach for projects and estimates. You’ll work closely with others to prepare and assemble preconstruction proposals, including the analysis of cost models during the design, development, and bidding period. This is a full-time exempt position and reports to the Executive Vice President of our Preconstruction department. It is based out of our Redmond, WA headquarters. Expected hours for this position are 7:00 am – 4:00 pm or to be determined with your manager.
Responsibilities
You’ll tap your expertise to help ensure that potential risk factors have been evaluated, documented, and reviewed with senior management. You’re an innovator who stays abreast of current changes and trends in the construction industry, both locally and broadly, and who can identify new and improved construction methods. Additional responsibilities for this role include:
- Obtaining and analyzing necessary bid information on projects from trade contractors, subcontractors and material vendors
- Ensuring the project estimates, including general conditions, are accurate, complete and reflect the actual cost requirements of the project. This requires collaboration with other departments to ensure an adequate number of qualified and financially sound trade and subcontractor proposals have been received and evaluated.
- Organizing and assembling the transition meeting between the project construction team and the preconstruction team, and the coordination of follow-up meetings
- Reviewing trade contracts, subcontracts, and major purchase orders prior to execution by the trade/subcontractor for compliance with the documents and our estimate (for projects you are leading)
Qualifications
Ideal candidates will have a minimum of 7 years of practical and proven industry experience in Preconstruction, including experience with high-rise, high-tech, medical, and public works projects required. A degree in a construction-related curriculum (BSCE, BSCM, BSAE, etc.) is strongly preferred. Additional qualifications needed for this role include:
- Extensive experience in electrical construction estimating, engineering or related functions plus thorough knowledge of objectives impacting estimating, estimating strategies and techniques, and construction contracts
- Demonstrated proficiency in the following areas: estimating, design analysis and optimization, scheduling, budgeting/cost control, financial reporting, client relationship, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership and organizational skills
- Demonstrated experience in successfully managing multiple preconstruction projects
- Proficiency in estimating software, Microsoft Office, and Bluebeam
Skills and Abilities
Success in this role requires the ability to manage multiple projects at various stages concurrently. It requires a high level of interpersonal and communication skills – both written and verbal, and someone who is a self-starter, capable of working both independently and as a member of a group. Additional skills that will contribute to success in this role include:
- Ability to work well with wide range of levels, from executive management, to peers, and other more junior team members
- Excellent organizational and design skills, as well as project management, task management, and problem solving
